After viewing our showhome the client requested we reproduce on his rural block. However on viewing, the lay of the land was completely different. Positioning was critical to maintain the two water views from either end of the home, while still maintaining a relationship with the large garage at the rear of the property and also the expansive front lawn. The home spans a substantial width of the lifestyle block, enabling most of the rooms to face north taking full advantage of the sun helped along by double glazing and the undocumented thermal qualities of plaster over brick.
Water heating is by way of the efficient heat pump exterior cylinder. Controlled heating is in the form of undertile heating, heat pump and open gas fire. Due to good design soundproofing has been required sparingly to maintain privacy throughout.

While enjoying the style, our clients wished to look different to the mono pitch roofed neighbouring houses, while still enjoying an unobtrusive roof. This was achieved by a lower pitched predominantly hip roof with the slim profile of Asphalt Shingles.
A main requirement was for the home to have superior thermal qualities. This was obtained by precise location on the site for maximum sun hours. 50mm polystyrene under the slab working in conjunction with piped water underfloor heating. Passive heating maintained with correct location of tiled areas, helped along with double-glazing and increasing the insulation ratings, walls being R3.2 and ceiling R4.0. The home was designed in such a manner a minimal amount of additional soundproofing was required to maintain privacy. The home also boasts solar water heating, heat pump in the family area; gas open fire to the lounge topped off with a full HRV system. The interior also boasts stone benches and scullery to the kitchen, fully tiled bathrooms, while the exterior has the minimal look of plastered brick broken up by selected areas of Linea
